Purple Cow Principal and Managing Director, Andy Nutton, shares insights on the costs involved in selling a Greater Springfield property.
When selling a Greater Springfield property, it’s wise to ask about sales, marketing, and legal fees upfront.
First, there’s agent commissions. These are calculated as a percentage of the home sale price. The fees may differ depending on the agent’s years of experience and proven negotiation skills. Always ask whether the commission quoted includes or excludes GST.
Then, there’s the marketing costs. These can vary based on the type of property. Ask your agent to break down all costs before signing their contract. You’ll need professional photography, copywriting, a floor plan and possibly a video tour at the very least. There will be advertising fees for property portals and social media ads.
Then there’s the legal fees. Whether you choose a conveyancer or solicitor, your legal team conducts searches, acquires certificates, lodges sale documents and calculates final transaction fees. There can be charges by banks and government authorities for title transfers, mortgage discharge and Pexa fees.
