A tenant who stays is worth more to you than almost anything else you can do with a rental property. No vacancy, no re-letting fee, no re-marketing, and no gap between one lease ending and the next one starting.
The good news is that long tenancies are not luck. They are the result of a handful of things done consistently.
Vacancy is the most expensive thing in your ledger
Every time a tenant leaves, you pay for it twice. There is the rent you do not collect while the property sits empty, and there is the money you spend getting it filled again – marketing, letting fees, and time.
Keeping a good tenant costs a fraction of replacing one. That is the whole argument in a sentence.
Talk to your tenants like they matter, because they do
The way an agency communicates with tenants sets the tone for the entire tenancy. A tenant who feels heard reports the small leak instead of ignoring it. A tenant who is treated well looks after the place. And a tenant who is treated well is the one who signs on for another twelve months.
We wrote about exactly this in 3 things your current agency isn’t telling you – how tenants are treated is not a side issue, it is part of looking after your investment.
Fix things before you are asked twice
Nothing pushes a good tenant out the door faster than a maintenance request that goes nowhere. Responding proactively and in good time is not just a courtesy. Planned maintenance is far cheaper than an emergency call-out, and it is one of the clearest signals a tenant gets about whether they are valued.
It is why we run a seasonal maintenance schedule rather than waiting for the phone to ring.
Start the renewal conversation early
We begin our pre-lease renewal process 90 days out. That gives everyone room to move – time for the tenant to think properly about staying, time for you to make a call on the rent with real information in front of you, and time to act if the answer is no.
Leaving it until the last few weeks is how avoidable vacancies happen.
None of this is complicated
Communicate properly. Maintain proactively. Ask early. Treat the people living in your property like people. Do those things consistently and tenants stay – and every month they stay is a month you are not paying to replace them.
