Lease agreement

Your lease agreement outlines important information such as your lease term, weekly rental amount, number of approved occupants, including pets. It is important that information in your lease agreement is correct.

Ledgers & rent payments

We provide multiple methods for rent payment. The preferred method is Me Pay through your Property Me portal. Alternative options, including payment into our trust account can be provided upon request. Please note that we do not arrange to withdraw funds from your account for rent payments.

We encourage tenants to remain 2 weeks in advance for their rent payments. Rent payments are due on the rent paid to date. Please allow for sufficient bank processing time. Your rent paid to date can be located in your Property Me portal or on your last rent receipt. Rent receipts are email to your nominated email address.

Our system identified when you have not paid your rent by the due date and will send you a reminder to pay your rent. It is important to pay your rent to avoid a breach notice.

Your rental ledger is available in the Property me Tenant portal. Alternatively, you can email the team and request a copy of your ledger.

The RTA must hold the bond for a tenancy agreement. Purple Cow will ensure that the bond has been paid to the RTA.

Utility Connections

As per your lease agreement, tenants are required to pay for utilities. We have partnered with My Connect who can assist with your utility connections.

Entry and Exit Condition

Before you move into the property an entry condition report is completed to document the condition of the property. Our team will conduct an entry condition report. You then have 3 days to review the report and provide any additional comments.

When vacating the property, you are expected to return the property in the same condition including full bond clean, carpet cleaning, yard maintenance and pest control. Our team will conduct an exit condition report and provide you with an update regarding the condition of the property if there are any concerns.

Routine inspections

Routine inspections are conducted every 13 weeks. You will receive an email to advise that your routine inspection is upcoming. You will also receive an email with your entry notice outlining the date and time. Your scheduled routine date and time is also available in your Property Me tenant portal.

Routines are scheduled according to the team’s availability and time allocated to conduct routines. It may not be possible to reschedule. The team are permitted to enter the home without you being present

The team will call you to discuss the concerns and next steps

We try to avoid rescheduling inspection, however in some circumstances it may be unavoidable. You will receive an email when the routine inspection has been re-scheduled

Tenants - Maintenance

You can submit maintenance requests via the portal, please ensure clear description, photos and each task is logged separately.

The team will email you updates. This information is also available in the tenant portal app.

Lease renewals

Our team will identify the lease renewal date and commence the lease renewal communication with you. This will include any information about proposed rent increases. Your lease renewal date, which is the lease end date is also visible in the tenant portal. If a new lease is not signed prior to the lease end date you will be required to vacate the property by the lease end date.

Smoke Alarm Compliance

Smoke Alarm compliance is a mandatory ongoing compliance requirement. Compliance checks must be completed annually or whenever a new tenant moves in, whichever is soonest. Purple Cow Real Estate have a partner provider to ensure your property remains compliant, which includes 24/7 phone support and callout for faults included https://www.smokealarmservice.com/ . Tenants can be charged for malicious damage to smoke alarms.

Pets

If your application includes your pets, and these pets are included on your lease agreement, no further action is required. Tenants must seek written approval from the property manager/owner to keep a pet at the rental property. Upon receiving a request, we will call your owner to discuss and provide a response.

Water charging

In accordance with your lease agreement, you can be charged for the water usage component only of the water bill for the property. You have 30 days to pay for your water usage.

Keys

Keys can be collected on the first date of your lease agreement, two weeks rent and bond must be paid before keys can be collected.

Yes, please attend the office during business hours to collect keys. Please bring identification and keys must be returned back to the office within 24 hours.

References

Yes, if you have rented Purple Cow Real Estate you may use us as a rental reference for future applications. Please nominate the email address rentals@purplecowrealestate.com.au and our remarkable team will complete the reference as soon as possible. 

Signboards

Yes, the signboards removal is requests through our normal process however there is a contact number on the back of the signboard that you can call and request early collection.

If you would like to attend the office, please make an appointment to see our team. Our team are busy attending appointments and commitments outside the office at all our properties and may not always be available in the office. To avoid disappointment and any inconvenience to yourself, please make an appointment.

Record Keeping

All information relating to your property will be stored in our software system called Property Me. You can access this information at any time through the portal.
