At just over 30 kilometres from the Brisbane CBD, it’s far enough to be away from the hustle and bustle, but close enough to be convenient. Spring Mountain is part of South East Queensland’s Western Growth Corridor. This region has been formally identified for fast-tracking by the Queensland government to accommodate Brisbane’s rapidly expanding and sprawling population. The Western Growth Corridor’s population is forecast to double by 2030, and there are billions of dollars’ worth of infrastructure projects either under way or planned during that time.

Spring Mountain has a diverse range of modern infrastructure and amenities, including:

  • Easy access to the Centenary Highway (M5) for a 30-minute drive to the Brisbane CBD.
  • The Spring Mountain Village shopping precinct, featuring a diverse range of retailers and service providers.
  • The Spring Mountain State School, a co-educational primary school (prep to Year 6).
  • Plenty of open and family-friendly parkland space, including the White Rock Spring Mountain Conservation Estate (great for hiking trails) and Mountain Park.
  • Public transport facilities via a dedicated Translink bus route.

The neighbouring suburb of Springfield Central also has the major Orion Shopping Centre with over 80 retailers, major sporting complex, train station, public and private high school options, university campus and private hospital, with public hospital facilities due to be completed by the end of 2024.

Spring Mountain’s current population was just over 6,000 at the last official count in the 2021 Census, however it has grown considerably since then due to the number of new estate developments. It’s popular with a younger demographic, including singles, partners and families. It’s also a multicultural area with lots of tradies. The median age of your typical Spring Mountain resident is about 30.

Many first home buyers see it as a stepping-stone area, and it’s also popular with rentvestors (first home buyers who invest in an affordable area and live elsewhere). The vast majority of new homes being built in Springfield Mountain are 3 and 4-bedroom houses. Both single and double-storey options are available.

The median price for a Spring Mountain home is currently about $767,000 for houses, compared to the mid-2024 Brisbane median house price of $937,479.

In terms of capital growth prospects, the Spring Mountain median house price has already surpassed the median prices in the more established neighbouring suburbs of Springfield ($765,000) and Springfield Lakes ($697,000).
