Legislation sets a floor, not a standard. Most owners know the basics – smoke alarms have to work, safety switches have to be tested, pool fencing has to comply. But meeting the legal minimum is a different thing from actually looking after your investment.
At Purple Cow we think maintenance should be planned, not panicked. That is why we have built a maintenance schedule timed to the season.
The maintenance that is not optional
Some items are non-negotiable. Legislation obliges us to look after things like smoke alarms, safety switches and pool compliance. They protect your tenants and they protect your position as an owner, so they are never up for debate.
But that is the starting point, not the finish line. We have written before about the 4 key landlord benefits of proactive property maintenance, and the same thinking runs through everything we schedule.
A schedule timed to the season
Our maintenance schedule works with the weather rather than against it. Air conditioning gets serviced coming into the hotter months, so it is ready before anyone needs it. Gutters get cleaned coming into the rainy months, so water runs where it is supposed to.
It sounds simple, and it is. The difference is that it happens on a plan instead of on a phone call at the worst possible moment.
Planned maintenance costs less than emergency maintenance
Consider how it goes without a schedule. Something fails. You are calling for an urgent call-out, at urgent call-out rates, and whatever caused it has usually had time to do damage on the way. A small leak becomes water damage. A blocked gutter becomes a roof problem. You end up paying for several repairs instead of one.
A proactive mindset when it comes to maintenance saves you money in the long run. Service the air conditioning before summer rather than mid-January. Clear the gutters before the rain rather than after. Catch the small things while they are still small.
