If you own a rental property, there are a few things you should be hearing from your property manager – and plenty of owners never do.

Here are three of them. None of it is complicated. But together they are the difference between an agency that manages a property and one that actually looks after your investment.

You are welcome to attend your own inspections

When we are scheduling a routine inspection, we email you to let you know that you are welcome to attend. That is not a formality – we genuinely want you there.

It is a great opportunity for us to get to know you, sometimes to meet you for the first time, and to walk through the property together so you can build the relationship with the person managing your asset. You get to see the condition of it with your own eyes, rather than only reading about it afterwards.

And we understand that you may not live here. That is where the great technology of FaceTime comes in – we can walk the property while you watch, ask questions and point at anything you want a closer look at, from wherever you happen to be.

How we treat your tenants protects your property

Your tenants are really important to us. Keeping them happy throughout the whole tenancy is crucial – not just to a good tenant relationship, but to looking after your investment property.

A tenant who feels heard reports the small leak instead of ignoring it. A tenant who is treated well stays longer, which means fewer vacancy periods and fewer letting fees for you. So the way we communicate with tenants, and the way we treat them, is extremely important to us at Purple Cow. It ends up showing in your return.

Not doing maintenance is costing you money

This is the one that surprises owners most. Putting maintenance off is probably costing you more money in the long run, not less.

At Purple Cow Real Estate we believe a proactive and timely response to maintenance requests actually saves you money. It is extremely important to be proactive, because planned maintenance is far more cost-effective than an emergency call-out after hours – and a small problem attended to early rarely gets the chance to become a large one.

It is the same thinking behind our seasonal maintenance schedule, where things like air conditioning servicing and gutter cleaning happen before the season that tests them, not after it.

This should be the standard, not the exception

None of this is extraordinary. Being invited to your own inspections, having your tenants treated properly, and having maintenance dealt with before it turns into an after-hours emergency – that is simply what good property management looks like.

If that is not what you are getting, it is worth asking your current agency why.
